What can cause delays, and what we do about it

Most visits go to plan. When they don’t, it’s usually one of these, and you’ll hear about it the same day.

No access to the flat

We agree access with you before we book: keys, a concierge or agent, or a tenant appointment. If we still can’t get in, we tell you the same day and rebook.

Tenant not in

We confirm the appointment with the tenant beforehand, if you’re happy for us to contact them. If they’re out, we let you know and offer the next available slot.

Meter or electrical cupboard locked

We ask for keys or codes in advance. An EICR can’t be finished without reaching the consumer unit, so if it’s locked we record it and come back once access is sorted.

C1 or C2 faults found

A C1 (danger present) is reported to you straight away and made safe before we leave where possible. C1, C2 and FI items all go on your remedials list with a quote, so you can meet the 28-day deadline for remedial work.

Deadlines

Dates to plan around

Private rented

Every 5 years

An EICR at least every 5 years, with a copy to tenants within 28 days. Any remedial work must be done within 28 days, or sooner if the report says so.

Social landlords

Before 1 Nov 2026

In England, homes on tenancies granted before 1 December 2025 must be inspected and tested before 1 November 2026.

Awaab’s Law

Due 30 Nov 2026

Awaab’s Law rules on electrical hazards in social housing are due to apply from 30 November 2026 (subject to Parliamentary approval), with fixed timescales to investigate and make safe. They do not apply to private landlords.

Quick answers

Questions managers ask us

How much does an EICR cost?

A typical 3-bed EICR is £150, with no hidden extras. For a portfolio, tell us roughly how many homes you have and we will give you a fixed price, including any portfolio discount. Larger or commercial properties are quoted after a quick scope call.

Can you include communal areas?

Yes. Tell us which buildings have a landlord supply for stairs, corridors, lighting or door entry and we will include it in the quote.

Can you work to our deadlines?

Yes. Tell us when each current EICR runs out, or whether you are working to the 1 November 2026 social housing deadline, and we will plan the visits around those dates.

Do you charge for the portal?

No. Our customer compliance portal is free for every client. You open and track jobs in it, every certificate we issue is uploaded to it, and it emails you a reminder before each expiry date. Compliance portals can cost over £300 a month for a portfolio; ours costs nothing.

When do the social housing electrical rules apply?

In England, social landlords must have homes on tenancies granted before 1 December 2025 inspected and tested before 1 November 2026. Awaab’s Law rules on electrical hazards are due to apply from 30 November 2026 (subject to Parliamentary approval). Awaab’s Law does not apply to private landlords.
