Quick answers

What is an EICR?An Electrical Installation Condition Report (EICR) is a full check of your property’s electrics to confirm they’re safe for continued use. It’s commonly needed for rentals, sales, insurance, HMOs and commercial premises.
Who needs an EICR?Landlords, tenants, buyers, homeowners, HMO operators and commercial premises. If you’re renting a property out, buying or selling, dealing with insurers, or responsible for a building used by occupants, you’ll likely need one.
How often do I need an EICR?For most rentals, at least every 5 years (or sooner if your last report says so). The GOV.UK rules for landlords in plain words: give your tenant a copy of the report within 28 days of the inspection; give new tenants a copy before they move in; send a copy to the council within 7 days if they ask for one; and finish any repairs the report requires within 28 days (or sooner if the report says). Higher-risk places such as nurseries and nursing homes can need checking as often as every 12 months. See the GOV.UK landlord electrical safety guidance.
How much is an EICR in Birmingham?A typical 3-bed EICR is £150. Larger or commercial properties are quoted after a quick scope call.
How long does an EICR take?About 2 to 3 hours on a typical home. The power is off for around 20 minutes in total, and you get the report the same day.
What do you check on site?We test earth loop impedance and RCD trip times, visually inspect sockets and switches, check the consumer unit, look for dangers, check earth and water bonding, and ask occupants about any concerns.
What if the EICR is unsatisfactory? We’ll tell you straight away. With the landlord’s go-ahead we can usually start the repairs straight away, and if we do them ourselves there’s no charge for the retest. Prefer someone else? Take the certificate to them — once the work’s done, a new certificate can be issued.
Do you carry out remedial work as well?Yes. We don’t only inspect. After the report, common small remedials have open typical examples on our EICR remedial price list (not part of the £150 certificate). Larger or unusual defects are quoted from the findings — we don’t invent work.
What’s included in the EICR price? The inspection, testing and same-day report. Remedials are not included. If it’s a tiny fix (for example a blanking plate), we may sort that while we’re there.
Are you NICEIC registered?Yes — NICEIC. You deal directly with the electrician who does the work.
Where do you cover?Across Birmingham and the West Midlands.
Can you meet tenancy or sale deadlines?Yes. If you need an EICR for a move-in, sale or compliance deadline, tell us the date and we’ll work to it.
Is a quick visual check enough instead of an EICR?For most landlord, purchase and insurance needs you want a full EICR. We can do a quick visual check about once a year for £60, but that isn’t a replacement for an EICR when one is required.
Does the landlord need to be there? No. We get the tenant’s number from the landlord and arrange access with them directly.
Who gets the report? It normally goes to whoever pays for it. We can send it to the letting agent or anyone else with their permission.
Can you test an empty property with no power?Yes. We can bring our own temporary supply and carry out the dead and live tests. We can’t measure the incoming supply reading (Ze) without the mains, so that is noted as a limitation on the report.
What if you find something dangerous? We make it safe on the spot and record it as a C1 (danger present) on the report.
Do you give a discount for several properties?Yes. Landlords booking 5 to 9 properties get 5% off our fixed prices, and 10 or more get 10% off. For example, an EICR at £150 becomes £142.50 or £135. There’s no discount under 5 properties.
